Seaside & Villa is located in the most beautiful suburb of Athens, 5’ drive from the picturesque peninsula of Vouliagmeni, the most exclusive area of the Athenian Riviera and just half an hour from the cultural and historical attractions of Athens.
This sophisticated luxury villa is situated in the heart of the most green part of Athens Riviera, between Varkiza and Vouliagmeni, 24 km (30 min) away from Athens International Airport.

The Villa is just 1 km from the most cosmopolitan sandy beaches with crystal- clear waters, that offer a range of beach activities and water sports. 2,7 km away (6 min), you can discover "Four Seasons Astir Palace Hotel Athens", a meeting point of the domestic, and international jet set. This fashionable beach, with innovative design and environmentally friendly facilities, is a place of attraction for businesspeople, entrepreneurs, famous singers, actors and politicians alike.
3km (6 min) away, is the famous Lake of Vouliagmeni, featuring mineral water spa. It is an important Monument of Nature because of its marvellous surroundings and its natural location. The water is brackish and has healing capacities due to its composition. You can visit the lake and swim in it. The Villa's swimming pool water comes from this lake.
There is a variety of beaches close by, either natural-free or organized, 5-10 min away from the house, such as Krabo Beach, The Royal Beach and Yabanaki.
Only a few minutes away is the elegant district of Glyfada, renowned for its high-end shopping as well as the "Glyfada Golf Course" an 18- hole, Par 72 course, one of the best in Greece.
Also, close the to the Villa (10 min away) you find Astir Marina, which is the most modern, luxury yachting marine in Greece.
A variety of restaurants, bars and clubs are near the house. Upon your arrival you will find an organized list of them.
You will enjoy a unique experience since it is not only a favourite summer getaway but also an entertainment destination throughout the year.

If you need a taxi or a van for your transportation from and to the airport you can ask me. You can use an indoor parking for your own vehicle.

The space
Upon arrival, you find yourself in a big green paradise, full of Mediterranean plants and trees, with view to a 15 meters P-shaped swimming pool and the gulf of Varkiza.
You exclusively use the garden and the pool area, which is accessible either by stairs or the elevator from the floor of the bedrooms.
A whole experience unfolds. With discrete luxury, this paradise can provide relaxation, aqua aerobics, yoga, massage under the trees or whatever your heart desires. Swim in the large private pool, filled with unique Mineral water coming from the Mineral Lake of Vouliagmeni.
Enjoy your breakfast or use the BBQ area perfect for large outdoor summer dinners! Wish upon the stars while sitting on the sofas in a candle lit night, while listening to your favourite music.

The renting part of the house consists of 2 floors (Ground 1 and Ground 2).

As you get into the house, on the same level of the garden and pool, there is a big area with white marble and large openings, full of the Greek sun light the whole day. It consists of two living rooms, two open dining rooms, an open fully equipped kitchen and a WC.
Stepping downstairs by the stairs or using the elevator, a pleasant surprise awaits you. You find a big wooden floor living room with 3 separate bedrooms and 3 extra beds in the living room. The space has also a cozy open kitchen and 3 bathrooms (one of them en-suite). On that lever there is also a big yard, as you can see in the photos. The first bedroom (1) has a Queen-size bed and the second one (2) has two single beds. The third bedroom (3) also has a Queen-size bed and an en-suite bathroom. All the mattresses are new, of top quality.

The house consists of 3 floors in total. You have exclusive use to the 2 of them, while the third one is used by other people. The main entrance, and the garage entrance are common for the 3 floors.
